Why DFW Is One of the Hottest Office Markets in the U.S.
Dallas Fort Worth Tops the List of Gateway Markets for Recovery for both Class A and B/C Space, and Mark to Market Spreads Suggest Potential for Future Growth
- Estimated market rents for office space in both Class A and Class B/C properties are well above current in-place rents, suggesting room for further rent growth.
- All six Dallas–Fort Worth submarkets/ building classes ranked within the top ten nationally for the largest spreads between market and in-place rents in CompStak’s Gateway Office Market Report, with the spreads ranging from nearly 60% to 26%.
Companies Are Expanding Their Presence
- Among the top 10 office leases (≥ 100K SF) signed since 2019:
- 90% were by companies already located in DFW.
- 80% were headquartered elsewhere, highlighting the market’s appeal to out-of-region firms.
- 70% represented some form of expansion, whether through relocations with growth, additional locations, or first-time entries into DFW.
New Construction Pushes Rents Higher
- The share of leasing in newer buildings (built 2010 or later) has exceeded 2019–2020 levels every year since, except 2023, surpassing 30% in each of the past two years.
- This trend shows up in starting rents, where the gap between newer and older buildings has widened significantly since 2020, reflecting a stronger rent premium for modern assets.
The Financial Sector is Driving Growth in DFW as Area Becomes Known as “Y’All Street”
- The FIRE sector’s share of new leasing reached 36.7% YTD 2025, one of the highest levels since 2019.
