From Cold Calls to AI Queries
Mandel started brokerage in 2006. The playbook then was simple: pull lease expirations, dial through the list, repeat. "The guys who were just putting out more calls than me, even though they were less prepared for them, ultimately were more successful because they just made the calls and it's a numbers game," Mandel said.
Wright, who joined the industry in 2019, described a different reality. Prospects are inundated. "We had a meeting with a pretty sizable group, a 40,000 foot user. While we were there, the president showed us his phone and his phone had gone off twice, specifically for, hey, your lease is coming up. Can we meet with you?" The noise has become so intense that several recent pitches have started with the client saying: we already know what's happening in the market. Just tell us who you are.
What Agent Connect Actually Does
The demonstration showed how a broker could type a single prompt into Claude and receive a filtered list of law firms in Atlanta with leases expiring between 2028 and 2031, all over 20,000 square feet. Within seconds, the tool returned a table with tenant names, transaction sizes, and expiration dates, pulled directly from CompStak lease comps.
A follow-up prompt asked for the full rent roll of a specific building, 999 Peachtree, plus talking points for a pitch to one of the tenants. The response included leverage angles: "Piedmont just lost 29% of the building and spent eight figures on amenities. You have leverage right now that you won't have in 2030." It also surfaced recent comp data, noting that a comparable tenant had secured 12 months free and $145 per square foot in TI for a long-term commitment.
Mandel then connected Apollo and ZoomInfo MCPs to pull contact information for the managing partner at the target firm. The entire workflow took less than three minutes.
Relationships Still Win, But Preparation Is Table Stakes
Wright has never relied heavily on cold calling. His business comes from events, referrals, and content, including the Sunbelt Developers podcast itself. But even for relationship-driven brokers, the shift is real. Wright keeps a Claude project loaded with every proposal he has ever written, using it to draft RFPs and LOIs. "I don't know another path," he said. "You have to use the tools and rise to the occasion."
Mandel put it bluntly: "I think there's a short window of time right now where the most AI-enabled brokers will be able to do that at a scale that the ones who aren't can't. It will not be long before everyone is fully AI-enabled, and then it's just more noise." Being prepared is no longer a differentiator. It is a baseline requirement.
