Starting rent, free rent months, landlord work, and escalations are recorded on the comp, and net effective rent is calculated from them. Lease type is on the record too, so a full-service office rent is never compared to an NNN one.
Execution and commencement dates, lease term, and expiration date sit on each comp. Transaction type and a sublease flag separate a renewal from a new deal and a sublease from a direct lease. Filter expirations by market and size to build a rollover schedule or a prospecting list.
Tenant name and industry, landlord, floor, and suite are recorded on the comp. CRE Ontology resolves each address to a single building, so leases at the same property roll up to one property page with the sale, loan, and property records beside them.
