The quarter’s top retail deals came from two economies that barely resemble each other. On Manhattan’s Fifth and Madison Avenues, luxury tenants took small footprints at starting rents many times the borough average and committed to terms well beyond the market norm. Several hundred miles west, a large format retailer renewed 55,000 square feet at $9 per square foot, and a fitness operator took 32,682 square feet in a Sacramento shopping center at a starting rent below its local average. Same asset class, same quarter, rents separated by more than two orders of magnitude.

What’s Inside the Report

💵
Where retail rents ran furthest from market
Manhattan high street rents in this report clear four figures per square foot. A Sacramento shopping center deal sits under $25. Every rent is measured against its own submarket, not a national average.
📅
Which formats are drawing the longest commitments
Terms this quarter ran from ten years on luxury storefronts to fifteen on a suburban anchor. See how far each commitment stretched past the local norm, and which formats tenants are underwriting hardest.
📍
Which markets produced the quarter’s standouts
Manhattan dominates, with the Madison/Fifth Avenue and Upper East Side submarkets carrying three of the five categories. Central Pennsylvania and the Sacramento area account for the rest.
🏪
How structure shifts across retail formats
High street, central business district and neighborhood shopping center deals price on different logic. Each transaction is grouped by format so the comparison holds against the right peer set.
🔍
Verified comp data behind every deal
Each lease here comes from a comp confirmed by a CompStak user and tied to a verifiable record, including size, term, concessions and escalations. Nothing is modeled or estimated.
